Why didn't I buy, why didn't I sell, why didn't I move, why didn't I take advantage of ultra low interest rates, why didn't I buy rental property. I should have, I could have, I would have.&amp;nbsp;Hind sight is always 20-20.&lt;br /&gt;So let's talk about what to do now with the home we have. And then when we are ready in the near future we can be at an advantage over all that waited and did nothing. &lt;br /&gt;What happened to that desire to own a home, not just own a house, no matter what. Call me a romantic, but you raised your family in your home, you felt secure in your home, you went to great lengths to maintain your home. You sacrificed other wants and urges to keep that home. You knew if could keep that home then everything would be okay. We can't think of our home as our ready cash account. That concept has proven disastrous. However we can begin to prepare our home to reap greater rewards if we polish and improve that which we have. We all move eventually. Your home was built by plans created by an architect. Your future move should also be built with a plan. Colder weather is starting in many parts of the country, weatherizing is being done where it is needed. When that is done and you have moved to the inside of your home for the duration of winter take the first step of your plan. Clear away some desk space or open a new page on your computer. Start with a list of the rooms in your home. Then create a separate page for each room. Prioritize each room according to amount of use. Kitchen is probably the busiest, the least is probably the basement or garage.Now go to the least used and open that page and start writing about what needs to be done to make it look like it was just added to your home. It may need "decluttering", maybe paint, maybe shelving would help, carpet, anything to polish it. Develop a budget for each room and don't exceed it compared to the rest of your home. Start in the least used, because you will not be interrupted as much. By finishing one room at a time you can shift all the items from the next room to the finished room. And continue on until you are happy with the results. Then before you know it years have passed and you didn't rush your repairs and your home is ready to sell for the most money compared to any in your area. Doing nothing to improve your situation is depressing, anyone can splash paint on a wall and explode the room in color. Prices go up and down. How do I know if my home will be more valuable next year?&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&amp;nbsp;When a Realtor helps a client (home owner) determine the selling price of his/her home certain criteria are used. The home owner must consider the other homes in the area that are similar and what price did they sell for. Also the number of homes available and how many buyers are looking must be factored in to determine the best asking price. &lt;/div&gt;&lt;div class="MsoNormal"&gt;Presently, we are in a market cycle where our comparable home values are being adversely affected (going down) by Bank Owned Homes (REO), Short Sales, and &lt;span&gt;&amp;nbsp;&lt;/span&gt;the uncertainty of our national and local economies. We have been spoiled by a cycle of unprecedented equity increases. &lt;span&gt;&amp;nbsp;&lt;/span&gt;A normal housing cycle has home values increasing by an average of 3% a year. &lt;span&gt;&amp;nbsp;&lt;/span&gt;A normal market has homes with equity in them and an economy that is producing enough income that families feel comfortable buying homes. Now is not a traditional market. There is no equity in bank owned homes and short sales. &lt;span&gt;&amp;nbsp;&lt;/span&gt;There is no money coming out of these sales to enable the sellers to buy again. The “moving-up” cycle has stopped.&lt;span&gt;&amp;nbsp; &lt;/span&gt;To expect home prices to increase during this time is not logical. It’s safe to assume that if you buy now, you may not see any equity appreciation in your home until the economy recovers and the percentage of REO’s and Short Sales sold is drastically reduced in the comparable price equation.&lt;/div&gt;&lt;div class="MsoNormal"&gt;Your home’s value is based on the theory of supply and demand. &lt;span&gt;&amp;nbsp;&lt;/span&gt;Too many buyers and too few available homes,&lt;span&gt;&amp;nbsp; &lt;/span&gt;pushes the price up. If the number of people willing to buy (demand) is less for whatever reason and the supply of homes is overloaded by non-equity home sales, prices will go down. Banks are selling their inventory of homes at discounts. If these REO homes are sold in your neighborhood your home’s value will be adversely affected.&lt;span&gt;&amp;nbsp; &lt;/span&gt;If you must sell now use a Realtor familiar with your neighborhood. His/her knowledge of area sales will help you determine that “best” selling price. This highest price even with their commission will net you the seller the most cash.&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;b&gt;The Bad Part.&lt;/b&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;The price that you paid for your home may be more than your home is now worth. This value alone is the cause of many people selling their homes. Life gets complicated sometimes and events occur that require us to make decisions about owning a home. Some circumstances like job lose, divorce, illness, job relocation, interest rate increases require immediate sale of our homes. These are unfortunate events. We need to be sympathetic to these people and not judgmental. Life happens.&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;b&gt;The Good Part.&lt;/b&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;Delaying buying now because you fear receding home values in the near future is understandable but not wise. The opportunity to buy at the bottom is near. We all want to buy low and sell high. When our grandparents and parents bought the “American Dream” of owning land and their own home, it was not about speculation and investment planning. They bought their homes to have a place to live, raise their families, establish roots in their community, be the King and Queen of their own castle. The value of owning their own home was community based not monetary based.&lt;span&gt;&amp;nbsp; &lt;/span&gt;They wanted a stable life style, not a volatile speculative adventure of boom or bust. Equity appreciation was nice but was considered as a retirement issue. They stayed in the homes longer and obliquely watched the ups and downs of the home’s value. They didn’t care about the equity value because the home was not an asset to be played. Buying a home now is a great way to return to an era when going home after work was like entering your fortress, your safe zone.. &lt;span&gt;&amp;nbsp;&lt;/span&gt;We can close the front door, draw up the moat, and secure ourselves and our family against all ills and problems.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Homes are less expensive now than they were a year ago and the interest rates are historically cheap. Low prices and great interest rates are the values that you should not overlook. You are not buying at prices that are inflated. Prices are comparable to 2005. Your cost to borrow money is historically low. Your total costs to buy in 2005 were higher than they are today. Your costs like escrow and title and Realtor commission are the same as they were in 2005. Your cost to borrow the money is 4% compared to 6%. font-size: x-large;"&gt;California Median Price Rises In January&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="font-size: x-large;"&gt;The median price of existing, single-family homes rose 15 percent in January, while sales declined 10.6 percent campared with the prior year, according to C.A.R.'s latest sales and price report. The median price of an existing, single-family detached home in California during January was $287,440, a 15 percent increase from the revised $249,960 median for January 2009, according to the report. The January median price declined 6.3 percent compared with December's $306,820 median price. Statewide home resale activity decreased 10.6 percent from the revised 602,660 unit sales pace recorded in January 2009. Sales in January 2010 decreased 3 percent compared with the previous month.&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="font-size: x-large;"&gt;"Many sales that closed escrow in January were on homes with offers accepted during the holiday season--a time when many house hunters are first-time buyers," said C.A.R. President Steve Goddard. "First-time buyers typically purchase homes priced below an area's median home price. After the fire cools and you take stock of the wreckage, you determine what's left. Your home is gone. Your credit scores have plummeted as much as 280 points. Your job could be at risk. Some employers will not consider a new hire with a damaged credit history. If you are employed by the government you may lose your security clearance. You lose the ability to buy anything at a "good" interest rate. You will need 7 to 10 years to recreate your credit history before you can borrow money at the best interest rate. &lt;br /&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;I won't even discuss the potential income tax implications. You need to discuss those possibilities with your accountant or lawyer. You may owe the IRS money even though you lost your home. The relief of debt you received when the bank foreclosed could be considered taxable earned income. The amount of the taxable income is calculated&amp;nbsp;by subtracting&amp;nbsp;the&amp;nbsp;amount you still owed to your lender for the home purchase(mortgage or trust deed) less the amount the home sells for. There are circumstances that will alter the amount that is owed. And you must speak with your accountant and/or lawyer about how you may not owe anything. &lt;br /&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;With all of these negative issues is foreclosure the best option to your financial problems. Certainly you won't be paying on your mortgage anymore. However you do have to live somewhere. As you were being evicted from your home at the end of the foreclosure process you began looking to rent something. The landlord or realtor representing the owner asks you to fill out a rental application. Landlords ask for a credit report, and yours now&amp;nbsp;shows the foreclosure. The damaged report may not be acceptable to the owner, or he/she will require a higher rental fee. Just like applying for insurance, any pre-exiting problem or&amp;nbsp;any accident will equate to a higher premium payment. Your credit report had a huge accident and your FICO scores have fallen as much as 300 points. You are now considered a risk.. You aren't handed a "get out of jail free" card when you go through a foreclosure. Carefully consider the options before you submit to a foreclosure.&lt;br /&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;&amp;nbsp;You will have serious consequences when going through a foreclosure. I lost money on the foreclosure of my home. The original purchase price was $170,000, the home is worth $200,000 at foreclosure, and the mortgage debt canceled at foreclosure is $220,000. At the time of the foreclosure, the borrower is insolvent, with liabilities (mortgage, credit cards, car loans and other debts) totaling $250,000 and assets totaling $230,000.&lt;/p&gt;&lt;p style="color: rgb(0, 0, 0); font: normal normal normal 12px/14px arial, verdana, sans-serif; "&gt;The borrower figures income from the foreclosure as follows:&lt;/p&gt;&lt;p style="color: rgb(0, 0, 0); font: normal normal normal 12px/14px arial, verdana, sans-serif; "&gt;Use the following steps to compute the income to be reported from a foreclosure:&lt;/p&gt;&lt;p style="color: rgb(0, 0, 0); font: normal normal normal 12px/14px arial, verdana, sans-serif; "&gt;&lt;b&gt;Step 1 -&lt;/b&gt; &lt;b&gt;Figuring Cancellation of Debt Income&lt;/b&gt; &lt;i&gt;(Note:&lt;/i&gt; &lt;i&gt;For non-recourse loans, skip this section. Ordinarily, the borrower would also have taxable debt-forgiveness income of $20,000 ($220,000 minus $200,000). I don’t agree with the information on the Form 1099-C. The lender should issue a corrected form if the information is determined to be incorrect.  Retain all records related to the purchase of your home and all related debt.&lt;/p&gt;&lt;p style="color: rgb(0, 0, 0); font: normal normal normal 12px/14px arial, verdana, sans-serif; "&gt;&lt;/p&gt;&lt;p style="color: rgb(0, 0, 0); font: normal normal normal 12px/14px arial, verdana, sans-serif; "&gt;&lt;b&gt;7. &lt;/b&gt; &lt;b&gt;I received a notice from the IRS on this. What should I do?&lt;/b&gt;&lt;/p&gt;&lt;p style="color: rgb(0, 0, 0); font: normal normal normal 12px/14px arial, verdana, sans-serif; "&gt;The IRS urges borrowers with questions to call the phone number shown on the notice. With commodity prices rising and the urge to buy and hold gold increasing, even a fool would interpret these events as sure signs that inflation will occur in the near future. Prices for homes are at 2003 levels. The&lt;a href="http://maps.google.com/maps/ms?ie=UTF8&amp;amp;hl=en&amp;amp;t=h&amp;amp;msa=0&amp;amp;msid=118275600877105498026.00045781beaf8c6aefdc5&amp;amp;ll=34.114079,-118.602905&amp;amp;spn=1.348422,2.059937&amp;amp;z=9"&gt; "The San Fernando Valley"&lt;/a&gt; located N/W of Los Angeles has great &lt;a href="http://www.wrcc.dri.edu/cgi-bin/cliMAIN.pl?ca1484"&gt;weather&lt;/a&gt; all year long, which allows for playing outside at least 340 days a year. The area had a semi-desert climate and terrain until &lt;a href="http://www.ladwp.com/ladwp/cms/ladwp001562.jsp"&gt;William Mulholland&lt;/a&gt; brought water to the Valley in 1913. With available water the land became much more valuable, and the transformation to a suburban neighborhood was inevitable. We use the &lt;a href="http://www.sigalert.com/map.asp?Region=Greater+Los+Angeles"&gt;f&lt;/a&gt;&lt;a href="http://beta.sigalert.com/Map.asp?lat=33.984259&amp;amp;lon=-118.223015&amp;amp;z=2#lat=34.07729&amp;amp;lon=-118.28606&amp;amp;z=2"&gt;reeway system&lt;/a&gt; to quickly go to any destination that meets our needs. I am passionate about golf, therefore I will write about the public golf courses that I know intimately. I'm including courses that are within a 50 mile radius of the intersection of &lt;a href="http://maps.google.com/maps/ms?ie=UTF8&amp;amp;hl=en&amp;amp;t=h&amp;amp;msa=0&amp;amp;msid=118275600877105498026.000457d0f0f3741fe80d0&amp;amp;ll=34.172087,-118.466198&amp;amp;spn=0.083084,0.128746&amp;amp;z=13"&gt;Burbank and Sepulveda Blvds. &lt;/a&gt;&lt;div&gt;The &lt;a href="http://www.golf.lacity.org/"&gt;Los Angeles City Recreation and Parks Department&lt;/a&gt; operates many of the courses in the valley. use this link to view the courses, their fees, and even select available tee times. If you want to see where other public courses are open the "San Fernando Valley" link and select an icon the matches where you want to play golf. The following is my own editorial opinion of the best of the public courses. Wilson and Harding, located in the &lt;a href="http://maps.google.com/maps/ms?ie=UTF8&amp;amp;hl=en&amp;amp;msa=0&amp;amp;ll=34.131416,-118.309536&amp;amp;spn=0.084261,0.128746&amp;amp;t=h&amp;amp;z=13&amp;amp;msid=118275600877105498026.0004577f5ca497c519e00"&gt;Griffith Park&lt;/a&gt; area, &lt;a href="http://www.golf.lacity.org/18_hole.htm"&gt;Rancho&lt;/a&gt; in West Los Angeles area and &lt;a href="http://www.brookside.americangolf.com/"&gt;Brookside&lt;/a&gt;  in Pasadena are great public courses. Tee times are limited and hard to get but well worth the effort. I consider all the courses to be a good value versus the fees they charge.  All the courses offer regular, weekend, twi-light and super twi-light fees. The courses are heavily used, and mostly well cared for.
